REAL ESTATE UNSCRIPTED: Pre-Selling Out of the Gatehouse
I was 7 months pregnant when my partner and I were preparing to Grand Open a new 52 home development in Burr Ridge. Due to timing with permits, our model was not complete in time for our planned June date. To avoid missing opportune summer market sales, the developer had us pre-selling out of the gatehouse at the front of the development. Imagine a 5 x 5 space with a pregnant woman, potential buyers (sometimes 2-3 together) and 5 large sets of blue prints for each model we were selling… To say the least, it was an interesting experience, but we made the best of it!
Within 30 days, we had 5 homes pre-sold and the developer was promising year-end occupancy for these new home purchasers. It was a stressful few months, but selections were made by the time I left for my maternity leave (which also happened to be my due date). Construction on the homes had not started by the beginning of September so buyers were anxious thinking there was no chance they would be in by year-end. Having worked for a large national builder for 10+ years, we knew they could make it happen.
By the end of the year, all 5 of these buyers were celebrating the year-end in their completed, new construction homes!
